Hello from the Bay Area.

Hello everyone. My name is Dominic. I have been reading the forum for a while now and thought I should join. I am a commercial real estate agent.
I just started getting into leasing and commercial listings.
My core business is helping experienced residential investors move into commercial properties. This includes analyzing mortgages, selling costs, purchase costs and cash flow. Most of my clients get anywhere from five to ten times their previous cash flow, a larger asset base, and more tax deductions.

Sorry if that came off as a sales pitch. That is the easiest way to explain what I do.

I am an investor as well. I have not done much recently because in the last five years I have gotten married, had two kids, adopted a third, bought a primary residence, and changed careers.

My interest in real estate investment is ultimately commercial developement, but I am currently adding to my knowledge on the subject as well as trying to accumulate enough cash to do a deal without an equity partner.

Currently I am trying my hand at the foreclosure market, but I am finding that NOD's here in the bay area can typically restructure or refi their mortgage. I am considering marketing to the NTS's or going to the actual auctions.

I am also trying to learn about buying bulk REO portfolios. There seems to be a lot of BS out there on this subject, but I feel it is worth learning about it as my broker has an investor contact that is considering getting into this arena. I know I would not be able to put together a deal, but if something happens, then I would like to come along for the ride. It seems like if you can get some contacts in this area, then there could be good money to be made.
