I am not well-versed in VA requirements but unless this purchase somehow restricts you from using another VA loan in the future (after your one year residency) to make an even better but, it sounds like you have an opportunity to get a free house.

When you need to see a deed restriction from 1925 in person because the scanned copy is illegible, you want someone local and familiar with the county to go down and there and get everything taken care of right away.From my perspective, I also prefer a title company I know and trust to make sure the transaction closes smoothly.

Most out of town traffic drive through town and rarely stop.There is an initiative from the CRDC (local non-profit) that is buying up junk properties and rehabbing them, but they have restrictions on who can purchase them.
