It will pay to get the bugs worked out of our system on these smaller scale cheaper properties so we know exactly what we're doing and how to go about things when we begin to grow.

I'm actively searching for either a Private lender or HML  to work with me to grow my business, so if anyone could shoot any referrals my way, it would be GREATLY appreciated!

I believe there should also be somewhere around 4 hours per each of those days spent on that business activity (meeting with PM, contractors, tenants, local agents, maybe going to open houses to "check" the market, do work on the rental, etc.)One example I remember was a deductible seminar in a place like Hawaii (let's say New Orleans, in your case.)

From there you can re-invest that cash flow to grow your portfolio.

I ask because I remember in one of the BP podcasts they mentioned you should have the funding first, and then worry about deals.
