Go to the public library, read everything you can get your hands on, save some money and buy a house.

That is not an "executory contract".The new buyer needs to be protected in case the seller tries to sell it or re mortgage it, to force someone not to record something is not good.I would look for other deals if this falls out.

The new JOBS act rules now (or will in a couple of months) allow you to advertise publicly, but it you do then only accredited investors can invest.
