Even the best deal of the year would only command 6% if presented by a realtor.

I have had too many situations where it was - apparently - a problem that I was not physically present to kick a person's behind to get things going.

That being said, I want to be present as I don't feel they are going be diligent enough when it comes to accounting for damage to the property, etc. 

Why not take a well-qualified tenant that pays the same amount and presents little risk?

For example: we have a conference phone that allows several people to participate by phone in our meetings even if they can't be physically present.

Many investors always want to cash out of an investment asset whenever the opportunity presents itself i would say there is nothing bad in that at all but professional investors always have their road map to every investment made, they have their strategies which they are always willing to stick to no matter what the noice in the market place is. 

In this short amount of time I have been able to close on my first investment property that I am presently trying to rehab following the BRRRR strategy. 

We got prequalified as requested and had cash in hand.The first "off-market" property presented was nice but appeared to have a swimming pool.  

Are there any active investors or deals presented in the Long Beach and Orange County areas in Southern California?

I did all the good marketing, called my decent list of buyers to see if they know any developers, I gave house packets to the present developers in the area, posted in the marketplace on BP, made a drive the hood video for BP and youtube, and contacting developers in Atlanta; my cell should be ringing off the hook.
