@Alan Johnson I think you won't get a ton of buy in from owners, because they either want money now, or would prefer to hold onto their asset without anything hanging over their head.

If it's tile replace the wall mirror with a large decorative mirror that has a substantial frame and hang it horizontally so it covers most that wall.
