I've almost hit 2 years job experience for a conventional loan, I have qualifying credit, I've made good contacts with realtors and lenders from my Admin Assistant job in the loan world, and I've saved up enough cash for 3.5% down for SoCal SFR pricing (not enough for closing cost or commissions yet).

I’ll try to make this short: my wife and I own a duplex that we did a live in BRRR (got the refi at 3.5%) and had owned an airbnb that we operated for 6 years but sold because the town decided to do away with them (very nice of them).

The owner is hoping for something closer to $200k to reflect the income but that is way out of line ( I think ) as the property will need work, its not going to appreciate much if at all and I don’t want to buy a $20000 job !
