When it comes to Mobile Home Parks, you shouldn't trust your Realtor
Almost weekly I get calls from agents and investors asking if I will sell a MHP to them or try to get free tips, picking my brain like that sounds any better.
Today, an agent texted me for the tenth time telling me that his buyer needed to place 1031 funds and was interested in one of my parks. The agent then sent me an email with a mountain of questions which will take me a good day to get through.
This is not the way to get a seller excited about working with you, to make it better he said he was going to send me an agency agreement for me to pay his 3%.
As agents, we need to add real value and this is not the way to do business.
My tip for agents looking for deals for investors is to be more worried about your client than your commission and more focused on providing value than making everyone else do your job. There is nothing wrong with talking to sellers about selling their properties but for everything good in this world work to make the process easier and more transparent. As a seller, I will not give you information if you are going to hold information back from me. Be a real human and find out what is important to buyer and seller and make that happen.
I told him I am probably not the best fit for his buyer.
PS. If you have to tell me that your investor client is Savy it is a major red flag.
