I am finding plenty of information online about the program but nothing explaining how it is directly impacting buyers looking to buy and hold property in the city.

Obviously anyone who said great deal or sounds like a great didn’t read your post.

But you might need one if you are creating sleeping rooms (but your post says it’s already 2 bedrooms so you really aren’t creating anything if it’s shown by the city that’s way already.

@Namal Burman looks like you are well informed.

A novation on a deal like this would possibly kill your profit if you do any Reno because of the added cost that comes with selling the property (not to mention the headaches that sometimes come with novations) I'd take a look at the numbers again, If the numbers posted here are accurate, I'd pass on this one
