I mention to wall painting, no cabinet painting, no smoking on the property, the maximum number of overnight guests I allow, and that no tenant or guest should disturb other tenants with excess noise or the quality or frequency of their guests.

I also prefer to rent the same units to young professionals: more rental experience, fewer noise complaints, they remember to pay rent and bills, not as reluctant to call you if something isn't right.

Thought some of you might like to be aware of some (relatively) new requirements for renting in _some_ hoas/condos: you might take a look, and consider adding some of these, esp if you own in an hoa:Our docs have additional, stricter rules on Noise as compared to the County noise ordinance.
