Getting into Real Estate Investing always starts the same way with the excitement and drive and hefty goals .Then you start getting into the daily grind and you get discouraged, frustrated, and realize its not as great as it seems.

I had limited parking, and didn't want the noise or trouble extra people caused.. and my tenants appreciated the peace and quite.. 

@Ali Hashemi Population of Indianapolis Public School system is shrinking, and there are many young professionals moving into Indianapolis.I'm not rationalizing anything, nor do I have an axe to grind. 

I mention to wall painting, no cabinet painting, no smoking on the property, the maximum number of overnight guests I allow, and that no tenant or guest should disturb other tenants with excess noise or the quality or frequency of their guests.

This will help you filter out a lot of noise surrounding KC and cut through what is fact and what is best described as marketing material...

Some of the more experienced people help you understand what numbers matter and what are more like noise.

I also prefer to rent the same units to young professionals: more rental experience, fewer noise complaints, they remember to pay rent and bills, not as reluctant to call you if something isn't right.

Thought some of you might like to be aware of some (relatively) new requirements for renting in _some_ hoas/condos: you might take a look, and consider adding some of these, esp if you own in an hoa:Our docs have additional, stricter rules on Noise as compared to the County noise ordinance.
