Here is why I don’t get the math and I’m sure someone more educated and experienced than myself will be able to see the flaws but for exampleSay I lose 200 dollars a month on the property..... that’s 2,400 a year x 30 years.  72,000 dollars over the course of 30 years.

Your civil engineer should be able to tell you why there is a problem.The city doesnt give you water , you pay to have the water lines run to your property .

If your just getting started, get someone experienced in RE accounting, set you on the right path, and if you decide to try it on your own later on, at least you started off right.As to real estate taxes and insurance, I assume you're on cash basis accounting, so I would deduct the entire amount.
