To get a visual, is a basement dirt floor, no entry, but private; 1st floor kitchen & living room, however they just threw a stove & frig, in a room, so, I would have to put in an actual kitchen; 3rd floor 2 bedrooms & full bath (its nasty and needs a full gut), 4th Floor is an attic that is like a full floor so it's a nice perk to store stuff; but the condition is beyond what I can describe...it's like you owned a building for 50 years and you did no renovation EVER and that's the condition.

I can't speak to any hard and fast rules about material errors (my tax business is deliberately and selectively very small), but I would absolutely agree that encountering a material error (especially one that should have been easily caught before you ever saw it) every year is too much.

So if you raise rents by $100/month on an 8-cap commercial building, you have now directly forced appreciation by (100*12)/.08 = $15,000, whereas on a residential, it depends a lot on what your neighbors last sold their properties for.Of course, nothing ever works out that precisely in the real world, as caps also fluctuate, but caps are not as volatile as comps.
