I keep a list of detailed instruction taped inside a kitchen cabinet that lets the tenant-buyer know about local emergency numbers and shelters, as well as a list of "To Do's" including safely securing or removing yard objects, double-checking closing all windows, and even temporarily cutting power to the home, etc.

You got to keep that emergency fund for whatever life throws at you, the interest fees will be negligible if you do things right, heck, if you stop eating out a couple of times a month, that will cover your interest fees.
