In our experience (only 2 units, but over ten years) the worst of the worst tenants are those that made the choice to damage housing or not pay for housing when times got tough.

I hope you had a move inspection condition sheet or did one after you purchased the property, otherwise it's going to be hard to document any damages that may have occurred other than wear & tear.

To many horror stories in the past will tell you this is a terrible idea.Repairs should be performed by licensed professionals with insurance to cover damages in case of problems.Never hire someone who can't be easily fired and held legally liable for poor work performance.
