Currently I have a Strip Center with a vacancy that has been incredibly hard to fill. 

MLS, direct mail, through a wholesaler, etc.The property can be located in PA or NJ, they do not care.We have to send them a detailed comp reportWe have to have our GC's come out for bids (on our dollar)We have to have our inspector come out (on our dollar)We have to get the property under contract with a 10 day inspection period before we can show it to them or have their inspector come outThe contract has to be assignable$50,000 is the profit they ask us to shoot for6-8 week rehab time, no structural issuesOnce we find a property and get it under contract, we must immediately pay $795 for their inspector to come out, send them our comp report and our GC estimates.  

Currently, we have a traveling nurse staying at our property until the end of November.

I currently have Instant Booking turned off on Airbnb and VRBO.  

We manage 37 units currently and we seldom if ever get late night phone calls … or phone calls in general at all.  

If I was a newbie, I wouldn't have the volume or the wherewithal to protect the lender's money the way we do.We have a couple of groups that are trying to gain our business and have offered to cut rates below what we're currently paying.

If you have a history of having rented the property by the room, a lender will very well look at the rent you have gotten and lend based on that (or at least the DSCR won't reduce below whatever LTV is offered on the appraisal).
