My preference is to reach out to guests a few hours after check-in to see if they’re settling in okay & make sure all is well.

Aloha,Given that this is the first month using the Avail system, unless you specifically provided the tenant in advance with information on the lag time from first hand experience, I would let it go and simply inform them of how the timing did not work out, and have them adjust their "pay" date accordingly, reminding them of the "late" date and penalty for future payments.

Like @Michael Quarles and @Kristin Flores-Brockman are saying here.Occasionally there are investors who acquired an investment property with the intent to hold and put renters in, but find some unexpected negative catalysts that will impact their ability to rent it out.

My question is, do I qualify as having lived in the house for this time, to get around the 2 out of 5 years capital gains tax rule?

It actually pisses me off that he decided to go this route instead of just calling me to work something out.
