In TX, because JP court doesn't have a record and the appeal is a do-over ("de novo" in legal-speak), and for economy, anyone can represent others.

More common sense than anything when you go beyond the typical things as mentioned such as pool, garage size, other things such as insanely upgraded landscaping, block built vs frame built, other rare features such as solar panels, etc etc

I've formed in-state LLCs and Delaware C-corps, but those seem a lot more straightforward than out of state LLCs.
