Detach ADU is what I am planning to build after all.

Is the roof replacement and townhouse landscaping all maintained by the HOA, or is the townhouse "fee simple" like a detached SFH where you would be responsible for those items?

I’m about to make an offer on a latge home with a large detached garage.  

Do you think the fact of overcoming a uncomfortable obstacle, claimed actual benefits of cold plunging, or none of these would result in enhanced clarity in day to day ops of running a wholesale/ investment rei company?

Or even a SFH with a detached garage or walk out basement that can be converted.

The last couple of multifamily deals I've done with VA loans has been off market properties where my buyer did not have to compete and got his VA offer accepted.There are options where you have 2 detached units that live like single family homes and some properties that have a house up front and 2 or 3 units in the back of the property both scenarios would be decent options for your family. 

Having my cash tied up in projects for too long has been my biggest obstacle in the growth of my investing business and portfolio.
