Before that, it was rented for twelve months straight.I don't believe legal fees and evictions will cost much, if anything - there isn't a lot of red tape in South Dakota about evicting nonpaying tenants.During the summer I am a painting contractor and have my own scaffolding, ladders, work truck, tools, etc.

Even in a short sale it might not be possible to do these if all parties are not agreeable.If it comes down to it and you must have funds to purchase the property or choose that this is the best way to keep things simple for all parties involved, there are lenders that will loan you the purchase funds for 1 day.

If he's honest with them, they can choose to work with him or not since he doesn't own the house when he's bidding work to see if he wants to buy the house.
