It helps me write and clarify things but its not going to double my business, its great for some of the minor tasks today.

For older demographics, consider the availability of medical centers, entertainment, and restaurants.Buildings/Permits: Assess the city's growth compared to previous years.Determine if the city can accommodate future supply.Government Regulations: Examine the city's efforts and the type of businesses they are targeting.

I know of only a few people that own rentals as a secondary aspect of their primary business.

Unless there is some agreement between you and the owner to split the profits and you manage the business.

An LLC is used to hold business assets.A house-hack is a partial personal property / business property.You also have to separate business and personal assets within an LLC.So the question is would you be getting the protection that you are looking for by putting an asset that is partially personal within an LLC.You might also be losing your homestead exemption.Best of luck.
