Our tenants SFHs and duplex pay gas/electric so one less bill makes my unit more attractive, I also have less concern of CO issues.The determining factor for me was heat, if the furnace is gas then so is the HW heater.

Hey BP,In the middle of a rehab on my first BRRRR.Duplex is about 3000sqft and has ducts to first and second floors, but not to 3rd, and needs to heating and cooling options for entire duplex.
