So, I'd suggest talking to someone who does Joint Ventures.

I'd like to brrrr and hold long term and it don't make sense for me to do it in my market due to high cost of homes.

I think I’d invest at least half with commercial syndications in Multifamily and self storage (mostly in my own syndications, some passively).

If they have only had one showing in 3 months, I'd start taking over again as something isn't right especially if they aren't returning your calls-what makes you think they are getting back to potential tenants.

If they are behind you, I'd also work on getting a solid fence installed to minimize the contact.

I'd like to sell it or JV with a builder. 

I'd delegate cold calling tasks for VAs and concentrate solely on engaging with warm leads.

Just imagine an eviction scenario; that's a ruined relationship for life. 

However, I'd convert the 2 lower units to a 3/2 for myself and my children to live in.Would the fha approval go off of what the county states, as the property only having 4 units?
