I have a mixture of properties.With this property, it will be 11 single family homes, 3 condos, and 2 duplexes.I prefer single family homes.This is not to say I wouldn't acquire more ... one of my partners wants to buy out my portion of perhaps 1 or 2 of the houses.

As long as the new tenant meets your criteria, you can always have him pay the leaving tenant back his portion of the security deposit, then have everyone sign a new lease so you have all the correct names on it.

Hi Matt,Yep, in the first flip we normally have a tendency to over do it and not stick to the rehab budget and with that a big portion of our profits go to the rehab budget, but no worries, pay more attention on the next one and you should do better.By the way, is that property in Phoenix?

Instead, take that money you would have spent , or actually a small portion of the saved money, and if your worried about liability get another insurance policy to cover the unknown "an umbrella policy" in addition to you property policy.
