Hard time making numbers work in SE Massachusetts

We've been looking online at multi-fam listings in New Bedford, MA for months. Sellers are either asking way too much or the property is in a horrible area or in horrid condition... We could maybe make numbers work if we were able to rent all units but we're looking to owner occupy and we don't want to get involved with huge rehabs right now. ~frustrated~

I agree, you need to take your housing payment out of the equation.  Lets say the unit you will occupy rents for $700, and the remainder of the income = expenses on the property, then you bought yourself a house with $700 in net positive cash flow.   I have purchased 2 - 6 unit properties in Fall River this year, the deals are there, keep looking.  Remember there is no such thing as the 'perfect' investment property.  Good Luck!
