  Hi @François Gauthier-Drouin, it's really hard to tell something like this from a photo, and also really risky for you to take too much advice from someone like myself who can't actually physically look at the issue; so take what I say as an educated guess, nothing more.

Appraisers take about five minutes worth photos and then leave.

If you do that you should really give it a good push: get professional photos done, place the property on Zillow, craigslist and MLS, promise high commission to the buy site agents (not binding unless you accept offers), get some virtual help.

Photos taken through windows - I haven't accessed the house yet - not looking forward to the smell

For example, have you got great photos with descriptions, a well written sales pitch on the MLS, Zillow & Craigslist, a quality sign in the yard and an active realtor promoting it with open days etc?

I've added a couple photos below to show the work and the package they provide once the service is done.
