Working on a flip project in Franklin TN greater Nashville area. Supposedly the area is buzzing, highly ranked in the nation. Obviously would like to save 3-6% if I can on the sale but since I'm remote I'm not sure it's a good idea. Seems like for the savings I could easily spent 5k on lawyers and services to help list the house. Figure maybe I'll throw it up for a week and if there's no real bites I can move to a realtor. 

I'm paying fee's to a partner in that area that is not great with business, but can attend to matters there. I have to figure on what kind of profits I should expect on the place, my assumption is 6% realtor fee closing costs.

I think your property is in the 37069 zip if I'm not mistaken. It's not nearly as hot as the 37064 and 37067 zip codes. I've seen people struggling to sell FSBOs recently to be honest even though the market is hot. It doesn't hurt to try but remember your holding costs. You are looking at about 6% in agent commissions but it could be worth it as the property will sell faster and probably for a higher price.

If you do go with an agent I recommend using @Aaron Anderson in that area.
