I am OK with properties that need rehab work, No HOA, properties that are in an area that’s low on crime, good schools and accessible to public transit..

I plan to move to a lower cost rental unit soon so that I can have this property under a lease before I apply for my next VA loan which I plan to use in the purchase of a multi-family property in the Lompoc-Orcutt-Santa Maria area.I want to learn more about investing in real estate while, and after, serving in the military--what strategies work, what to avoid, and how to succeed while transitioning from military life to real estate investing.

I just sold one of my companies and I'm ready to transition and invest some of my money into real estate now.

However, I figured now is the time to make that transition from broker to INVESTOR so I partnered with my business partners and we are making strides toward our goals.

But later on, would like to transition to full time property investing.

@Lucas HallWhy does it take so long to get payments.I know 5-6 business days is the norm with your company.IPN which I am transitioning from, it was there 2 days max.

I believe that we are likely to see some political action that enables this transition over the next year or two.

I am currently a health insurance agent looking to make the transition to real estate investing before the Obamacare ship sinks altogether.  

But if they are m-m how do I handle the transition to get them on my lease or out the door.
