Hello all, I have been investing in both a ROTH SDIRA and a Traditional SOLO401K plan for a few years now and have things going pretty smoothly.

We do know we want to go the traditional route.

The roof condition will make it difficult to get a traditional mortgage, whereas I have talked with some local credit unions who do a “desktop underwriting” value of the house when they run the numbers for a HELOC.  

It takes  much more work and time than finding a "good deal" that qualifies for traditional funding from other lenders. 

I don't have experience with it, but I would imagine those policies would be a lot higher higher than a traditional dwelling policy. 

All the above items center around the strip.

When a civil engineering contract is put together, it is traditionally for a fixed price "PLAN CHECK CORRECTIONS INCLUDED".

Any large items left behind will need to be handled according to your states guidelines for abandoned property. this may or may not require you to store it for a period of time before throwing it away.

Trick with any sales funnel is a having a good lead magnet or Item of value to entice buyer/seller/ lead to give you their contact information.

There will be a LOT of items on the report, but the truth is most aren't that big of a deal.
