IL and IA have had laws on the books and EPA has every right to come in and test if any child who has as much as PLAYED at your property tests positive. 

I will be selling off at least two houses per year so I'm definitely ahead.Second, I have friends who need help buying or selling or that refer others to me so it's provided me three other sales this year without me doing any searching for clients.Third, it gets me in to houses without needing someone else to let me in and then I can write my own offers if I were to choose to.Cons are that it takes considerable time to study and take the test. 

I am at pain now to know when someone is Genuinely in difficulty versus trying to test my limits.I met the tenant few times and everytime he told me he is sincere in giving it back..

I would think the likelihood of these issues occurring for the first time once you take over ownership are slim to none.

It becomes really simple after a few test runs because of being able to work out the kinks with the team.

My small test of one GA county came back with just 28 records.

Thanks for the response :) more so just testing around and becoming comfortable with these forums and what sort of things I need to be considering when finding a deal.
