Always pay down your high interest debt first.It only makes sense to invest cash when it can provide a greater return on your money than your debt can.Hope this helps

If however you are buying an investment property, I am not aware of a 1 year requirement to buy an investment.

His communication is excellent, he is willing and able to answer questions and give honest feedback about properties (he doesn't just try to sell you on anything and everything), and he has experience with investment properties. 

If you are not there to manage it in person, you have no idea what the tenants are doing to your investment. 

However, upon further consideration i'm not clear which is a better investment. 

Investment Info:Single-family residence buy & hold investment.

Most cash flow or door chasers fail to understand this and that's what leads to bad investment decisions.
