I'd lean toward syndications but you need to be very selective right now.

They're low key - working with select clients - so go find one. 

Are you doing 20-30 Offers per month knowing almost all of them will fail and possibly irritating your Realtors to keep writing all of these up or are you being more selective and do a lot more analysis vs. offers?

I've googled a bit, but I don't know how to narrow down the selection besides staying within building codes for minimum square footage.

I'm thinking I want to select the Individual 12.3% x Gain on Sale.

I do my own calculations using 3 similar properties sold in the last 3 months within half a mile of the subject property and I can pretty much come up with a "favorable" number if I'm buying, depending on which 3 properties I select and a "favorable" number using a different 3 properties if I'm selling.
