Bank turned off electric, sump pump couldn't work, flooded basement, and caused mold in house, had to gut all walls, ceiling, insulation, baths, kitchen, floor covering, everything to the studs, and needed new roof, new electric, new heating and most of new plumbingOther than that it was a slow year!

We clean walls with a vinegar wash, following by TSP (or TSP substitute), followed by odor/stain blocking paint, followed by top coat paint.

It's not always the case but in general the buyers I have seen that call multiple brokers ( throwing stuff to the wall and see what sticks approach ) tend to not find the optimal property because brokers knowing the buyer is all over the place and not loyal the brokers do not want to work hard for them.What happens then is the days go by and then the buyer panics to lock in properties which end up being sub-optimal just so they do not pay tax penalties from a failed 1031 exchange.

Its zoned b2 commercial (which I think means residential commercial, but do not fully know)  and will require a full remodel of possible plumbing, electrical, a few walls moved.
