I thought it'd be a good move to attract renters but I was having trouble finding a reliable pool service last summer which resulted in me doing lots of the maintenance.

It is imperative people understand this, the context of appraisal reliability, when considering what a property is worth and how an investor arrived at the conclusion!!!

@Julie McCoy Thanks for the imput I was going to do the AirBNB thing but for the life of me can not imagine why anyone in their right mind would want to vacation in Oklahoma so before figuring that all out I was in talks with hotel house keepers and in the process of talking to my network to find reliable handy people (if there is one thing Oklahoma excells at it's half wits saying they can do something they have no experience at but are willing to waste your money pretending to learn how to do the job.) 

On investing elsewhere, that's what Ive been thinking as well, but have no idea about investing in out of state markets and how reliable PMs are.

When you hire your own PM, he/she font have to be a licensed professional for accounting and collecting the rent.For evictions you still will hire a lawyer - if it's a LLC, you have to, plus it's going to be more efficient.Depending on the location of your houses, you might not need this part much - SFR Tenants are much more stable.Create your own system and have someone reliable to follow it.

Would anyone be kind enough to recommend someone reliable for this kind of job in the Chicagoland area?

Thats where I found my va who has been reliable as well.
