Don't round your numbers like "$400 for tech costs, don't round your mileage like 2,000 miles for business, actually read and respond to any letters you get from the IRS - they don't like to be ignored, actually issue 1099's and so on.But then, he's just a random guy on the internet, so be smart & pay for time with @Michael Plaks for your particular situation and stay out of trouble.

Generally, I've already met the buyer (at the inspection or some other random time throughout the process) and the buyer always has direct access to us during the transaction if they have any questions about the property (though obviously we let her know to inform her agent before she contacts us so that there is no conflict or confusion).So, yes, we generally look forward to the closings...it's fun to see an excited buyer getting into a house they love!
