I'm over here in Western Mass just getting started on my first rehab flip.

We are trying to avoid a mass exodus to keep some rents coming in while we work towards stabilizing the property. 

In Mass (and I think other states) only owner-occupants can pull permits for renos but I want to put vinyl siding up myself (did it only my primary several years ago.)

Remember the beauty of Mass is that rents tend to be higher than the rest of the country and vacancy is low.

It's a very popular destination for the mass California exodus. 

@David Hunter I had my broker in Mass advise against letter buyers use this tactic previously, although not saying it was illegal. 

You might check out a state program called Mass Saves for increasing home energy efficiency.

Though I do believe us humans are having an adverse effect on the global climate I don't think it's going to cause a mass migration of people to move north anytime soon like 10 or 15 years, maybe 50 years down the road if some of those extreme climate model forecasts end up true and society sits and does nothing to improve the situation from now to then. 

I'm coming up on my first renovation in Fulton County (Atlanta), and I've been hearing whisperings about pre-designed rooms (kitchens, bathrooms, etc) that can be found on mass-producing websites.

Does anyone know whether a seller has to disclose whether a property has bed begs during the time of sale in mass?
