My question is, I know I can get an agent to pull comps and determine a likely ARV, but how do I go about determining repair costs without hiring an inspector to look at all 50 houses so I can make the seller a fair offer that leaves some meat on the bone for my end buyer who will rehab it?

Besides getting an agent to pull comps for the ARV, how do I go about determining repair costs and "as-is" value without paying possible thousands to inspectors/appraisers so I can offer my highest price to the seller while also leaving meat on the bone for my end buyer?
