So any advice on how can we star on asking for a mortgage loan and thinks to avoid in starting investing on properties.Thanks

This would be our first investment property, and acquiring it this way is so new to me.

There are great rental long term rentals in my area but also considering an investment  at the beach for a short term vacation property. 

Unfortunately, it seems like the state of Texas forbids HELOC's on investment properties and I am reluctant to do a cash out refi (or sell the properties) as my current hard money rates on these properties are between 4.5%-6%.

New to investing - purchased a home in NV and renting it out but would like "quicker/more frequent cash".
