Someone mentioned that seller financing won't rescue a sub-par deal so I'm assuming that one still has to structure the purchase with that same sort of 70% "rule" mentality to some degree.Then the best method by which to lay out the pros of carrying back the note.

There are of course a lot of variables...layout, view, where exactly on the U St Corridor, condo fee, whether the property is VA or FHA approved that will impact the value....but even thinking optimally, I dont see that number unless its a newer construction building.

The most important part I would think is to clearly lay out the payment provisos, where the money (or monthly interest payment) is going to be sent to and how (overnight mail w/ signature to receive is always best or wire w/ confirmation).
