Treat it like a vacation/business trip.

Our agent cut her trip short and called to see what were up to . . . . and my wife mentioned the other property we saw today.

Lawn, trees, shrubs, driveway oil spot removal, repaint exterior, etc..When the inspection report comes back, I'd rank things according to "Must do now", ie leaky roof, concrete walkways heaved up--trip hazards, bad water heater, etc..I'd get some bids on these items (and ask about financing them if needed).Then get them done.The next items on the list would be looking at each apartment make a punch list of what needs to be done to turn the units for the next set of renters, carpets, LVP, paint walls, ceilings trim, etc...Then see what workers and material are available, and if one apartment can be done quickly and the other takes a long time, do the quick one and rent it out while waiting on supplies or workers for the second one.

Not sure of the demand for that local investor assistance, but I could just offer to do it for free as a favor to start out - which would give me additional exposure and experience beyond the work i'm doing for my own renovations then eventually move to a nominal fee for my time and mileage/trip fee.....very interesting, thanks again!

Hey @Sean Bramble I’m no expert so take this with a grain of salt, I’m set to close on my first STR in about 10 days and we’re doing it long distance so I’ll share how we’ve handled it.We started by taking a trip out to the area for a few days.

Needs change in different contexts (holding person constant): For instance, I might book a fancy Airbnb if I'm trying to impress a new girlfriend on a multi-day getaway, but am happy to rent a cheap motel if I'm just passing through on a road trip for 1 night solo (side note: I've been dating my gf for 5 years, so the impressing days are long gone, but she still refuses to stay in the motels I frequent when driving solo, haha.

These trips are usually in remote foreign locations where phone service is unavailable.
