Have a broker or Loan Officer that knows what they're doing figure out your DTI first. 

Maybe I could get someone to transfer me the money and I could pay a good interest on it for a year, because I do work with a dentist now that will be in Buffalo with me; he is going to help me into dental school.

You may have to call or visit the office more than once to get it. 

Now I know when I look at a new area I google whether the city or township has a Rental Cert office and then I call them and chat them up to see if they have some arcane rules before I buy.

@Jay Hinrichs - I need to place a construction lien / mechanics lien on two properties - the local clerk's office was not overly helpful.
