There have been additional high schools built in the area over the last few years to accommodate for the boost of population and rumored to be building another one soon.Martinsburg HS is a powerhouse football program and have finished in USA Today Top 25 of the entire country multiple times over last decade and have won last 3 state championships.

Don't start off offering to buy a house if they don't want it.I generally give them $200 for their time and they are happy to get $200 on a house they had already mentally walked away from.

You will have challenges on every deal especially your first; are you mentally prepared to get kicked in the teeth and get back up?

I found it ended up being more mentally draining than it was the actual time spent.

What I am interested in to see is if you saw a significant boost in your qualified leads and what you thought about it in general.

Now seems like nobody will get them into trouble to sell their residences unless something catastrophically happen to their lives, financially, mentally.

@Alex OwensSome investors take a break around this holiday  season because response rates are lower and there is a large amount of holiday mail so your direct mail can get lost.That being said, it only takes one letter to not get lost to close a deal that pays for many full campaigns of mailings.For us, it's been shown to boost response rates by switching up the type of mailers so a holiday mailer would be along those lines of switching up the type. 

I call it the "garage sale" mentality.
