Hi guys I am 23 years old and need advice on what I should do now

I am currently 23 years old and finishing up my last year in college. I plan to do some real estate investing (multi family properties for rental), and want to prepare myself as much as I can now so I can immediately work towards the goal of buying a property straight out of college. Anyways, what advice would you give to a student in college who is considering real estate investing? Any tips?

First time home buyer go FHA with 3.5% down, purchase a 4plex, as 75% of rental income count towards your income. Check your credit score and see if you have fico of 740 or higher, which is the number for best rates. Save and penny pinch for your down payment, and parents can help toward down payment. Look for 4plexs that have the 1% rule.
