From the standpoint of a "retirement community" I don't know if it works because what I've been seeing is that the baby boomers that are retiring want to stay near their grand kids which are generally located near economic engines (industry, universities, hospitals, etc...).

Keep in mind that  this house's  ARV is not even close to that. the comps on the block aren't even close to that number  and this baby needs work!

I don't wear suspenders with a belt but we use a pan as well, LOL.Don't know your plan, but it's great taking clothes off and tossing them in the laundry, jumping in the shower.

@Eric Kissinger AS long as you don't violate zoning and you pull the required permits and build to code, the ADU should add value.As baby boomers continue to age, more and more are living with their kids.

Show up with clothes and a sleeping bag at the management office and make your self at home . tell them you have to live there until the problem is fixed .
