Heck, the local housing authority can be a good source to gauge demand (the local Section 8 inspector is a great source and knows the demand well).Personally, in my somewhat limited Section 8 experience, I've realized that I've had less headaches renting out 1 bedroom units to Section 8 tenants and more headaches when renting out larger units to Section 8 tenants.

You can do that by being an authority on a subject (i.e. hosting or speaking at a meetup), showing people who have invested with you (startups do this all the time by stating which big name VCs have backed them, you can do it by pointing out job titles or something: professor from USC or CEO of X company), showing your past projects (all of them, not just the ones that did good), or just offering your help (i.e. help someone analyze other projects they are considering, but if the other projects are better than yours you should say so).Building trust isn't really part of your REI pitch though.

Was just interesting to me since I saw it as RS3 which I thought means single family only but maybe you guys are referencing more official sources that show accurate zoning for an address@paul @Paul De Luca , if the assessor site shows a property as “apartments” for description even if it’s use is listed as single family, then that means it’s actually a legal multi unit and can be turned into 2 units?
