So much of it is about location (near tourist attractions or for business people, near a work-site), access to transit and highways, available amenities, etc.  

We had tons of interest from small families and young professionals because of the size of the home, freeway access, and proximity to the local university and hospital.

That is why I take great pride when a member of my team acquires their first property.

Hi Jeff - what about refinancing your current home into HomePossible (conventional financing), live there for one more year since you would need to occupy as a primary residence for one year past closing, and then use the FHA loan to acquire your next multi-family? 

If you don't know how to pull comps, find a way to sit down with an agent and add value to them so they will give you the time of day and access to them.

We gained access to all 4 units and found the Hvac system needed to be redone.

Hooked up with a realty as an assistant strictly for MLS access to find deals/run comps? 

The library is only ~30 episodes deep so it's accessible to cruise through them all.  

Not sure if I want to hang my license with a flat fee company to have access to the MLS and maximize return in investements.  

@william jones, I personally had a similar situation on an inherited tenant who defaulted after 3 month of acquiring the property.
