You can get that with value add in those markets easily but in turnkey or MLS, you are probably missing something.I actually invest in the Bay Area (supposedly impossible) as well as out of state in Huntsville and OH (also supposedly impossible).

I'm supposed to take it tour property an hour away and pick up cash payment.

Then once complete all they have to do is run the appraiser out again and confirm the work that was supposed to be done actually got done and we can close quick.

Whenever he needs money for the first draw or for "pre-ordering materials to be used for the second phase" he's Johnny on the spot with communication and texts/emails/calls even after his supposed "I don't answer calls or texts after 5:30 so I can keep my wife happy" rule.  

Is this enough change to add 2k to the cost of my discount points that was supposed to have been locked in?
