@Brandon Patrick - I agree with most of the sentiment here; If your current STRs are not pulling their weight because vacancies I would analyze longer term rentals or selling them outright to pivot your capital catered to another property type and strategy.

So would for sure use UBER caution the gap funding in CA is big dollars behind HUGE dollars so unless you have the wherewithal to step in and pay off the first .. you risk a complete wipe out.. so weight all that.
