Wanting to start investing

Hi, my name is Cody, and I am a real estate agent in the central Kentucky area. I have always yearned to dive into real estate after reading Rich Dad, Poor Dad, and decided to make the jump and get my real estate license 4 months ago, leaving my very well paying job without any more fear. I've read several books by Brandon and Josh, and feel I am well equipped to be able to find great deals in my area. I've also learned how to analyze each deal to find which ones will work and which ones will not. I have just one problem... I have to have 2 years of income reported (being a 1099 now), and can not access a loan through a traditional bank. I would like to partner with people and learn as much as possible in this time, and maybe even partner with someone for my first/first couple investments. Anybody been in a similar position, and how did you get around this?
