People can be extremely naïve when it comes to considering the responsibilities of being a landlord and do not understand that landlords are resented by most tenants.

My question is this, how do I pay for all the due diligence ie the attorneys fees, survey, sewage tank inspections, etc.

@Ron Willbanks If you're a passive investor (aka limited partner) in an LLC, then as @Lee Ripma correctly stated you do not need another LLC as you're not personally responsible for the syndication and the syndication is going to be set up as LLC already. 

I'm just trying to determine what responsibility we have to tenant to get it cool enough.  

Good question that I'd like to hear responses to as well.

I just posted a response to another question where it was stated in the thread that "most syndicators are only taking accredited investors" (paraphrasing). 

That lack of response tells you something less transparent is happening.
