I am 50 years old and looking for some additional income in order to retire at 55.

Maybe a connection with an investor looking to retire and unload some of his properties or hand over management and do owner financing.

Set up a self-directed IRA or truly self-directed Solo 401k plan (if you are eligible), perform tax-free rollover and invest in real estate inside of a qualified retirement plan.

If all you ever do is save cash...you will need a few million to retire comfortably. then you will use it up and not have anything to pass down.

However, if you find a place in NYC and you MOVE to NYC (for work, for life, for retirement etc) you can keep your Houston home.

Seems like it has a stable/growing employer base and an upcycle turn in Aerospace & Defense would likely benefit the city as well.Would be curious to learn what the best/worst neighborhoods are (or zipcodes).

I think if you continue to scale eventually you will hit a point where you have to move to your market area, but retiring to a lower cost of living area with passive income seems like it should be the dream anyways...Here's the order I think you should be focusing on if you go invest now:Market area (pick one already)Lender (make sure you will qualify for the refi if pursuing brrrr)Property manager/Agent (same person if possible)Property (light remodel)Contractors (During escrow)But... you are asking directions and don't know where you are going yet.
